The room must be clean, quiet, private, and immediately available. A locking door is most preferable.

Prospective tenant is an educated man of science accustomed to long hours, with little taste for parlor games.

So how about instead of asking someone particular to put up with this stuff you actually accumulate funds first?

I am not asking anyone to 'put up' with anything. I have submitted a list of my expectations; if you do not satisfy them and do not wish to, there is no reason to respond.

I have seen other advertisements posted through the device, so it isn't as if the concept is culturally foreign to you.

Oh you had to figure that people would respond regardless of whether or not they "satisfy" such stringent requirements.

I just don't recall where people are usually so demanding with what they are looking for in a roommate.

Then people must either be very desperate or inordinately miserable where you are from. There is nothing wrong with being candid with regard to one's preferences.
